Urgent problems that occur during office hours Monday – Friday?
Such as water leaks, broken doors and locks, no cooling in the fridge/freezer, no heating, etc: call us at 031-724 80 00.
Urgent problems that occur in the evenings, weekends and nights?
Call our on-call property maintenance partners. In Gothenburg APS answers on phone number 031-761 00 30. On Öckerö/Hönö, BSJ Förvaltning answers on phone number 0760-37 38 04.
Note that this number is only for emergencies such as mentioned above. Clothes left in the laundry room is not an emergency. Tenants who call this number for non-emergencies will have to pay for the cost themselves. The fee is approximately 4000 SEK.
Disturbances?
For example loud music or noise from a TV, drilling or hammering during evening or nights, fights or other loud noise. Call our Disturbance unit (availible all hours of the day) at 010 470 51 05.
When is the rent due?
Your rent needs to be payed no later than the last weekday of each month. You pay the rent monthly in advance. Example: At the end of December, you must pay for January’s rent. Your rent payment must have been received by us no later than the last weekday of the month.
When do I receive my first invoice?
Are you a new tenant who has not yet moved into our property? You will then receive your first invoice by post to your old address and via email.
New tenants receive their first notice a couple of days after the lease has been signed. Already moved in tenants receive their invoices around the 15th, once per quarter. That is, three months at a time. As a tenant, however, you only need to pay one month at a time.
Where can I see my invoice and if you recevied the payment?
In the tenant portal Real, you can see your invoices and if they have been paid. However, it may take a few days for our systems to update. If you have recently paid your rent, wait a few days before checking Real.
Can I sublet my apartment?
Yes, if you have good reasons. We follow the recommendations of the industry association Fastighetsägartan. Please note that you must apply to us in writing. Download the application form here and do it in time. Expect a processing time of about 4-6 weeks.
What should I do if I loose a key?
Report the incident in the tenant portal Real immediately, and send us a copy of yur poice report – if the key was stolen. Advice: Contact your insurance company and inform them that you will receive an invoice for the cost of the change of locks. Find out if the will compensate this cost for you.
What should I do if I need more keys?
Make an errand in the tenant portal Real, and ask us to make you an extra key. The cost for this will be put on your next rental invoice.
How do I terminate my lease?
- Email kundservice.bostader@fop.se and let us know that you want to terminate your lease. State address, apartment number and your desired move-out date. The notice period is always 3 months, counted in full calendar months.
- After we receive your email, we send out your rental agreement for termination via Mobile BankID. Only when we have received your signature is the termination considered valid.
- Do you not have access to Mobile BankID? Then you could also send us a written notice of termination signed by all tenants who signed the lease, or sign the cancellation field at the end of your rental agreement, and sending it to us by regular mail. If you choose to submit your termination by regular mail, it is important that you contact us (via email or phone) and let us know that the termination is on its way.
How long is my notice period?
You have 3 months notice, counted from the next nearest month.
Do I need to have home insurance?
Yes, you must have home insurance that starts the same day as you get the keys, until the day you move out.
Can I do construction work in the apartment?
You are permitted to paint and put up wallpaper on the walls and ceiling in the apartment. However the work must be professionally done and in neutral colors and patterns. During the move-out inspection, we (the landlord) can demand that the work be redone or changed if it is poorly executed or does not have neutral colors and patterns. No other work or changes may be carried out in the apartment. We want you to contact us before starting any work.
Can I have people staying in my apartment?
Yes, you are allowed to have roomates, but we wish to be informed about this, for us to be able to know who lives in our properties. It is also nice for you neighbors to know who lives in the property. Also – make sure you do not exceed the number of people allowed in the apartment

Can my roomate have a criminal record?
We carry out regular controls of the people registered in our properties. Only in exceptional cases do we offer people with a criminal record on their criminal records a rental contract. For the same reason, we do not approve of our tenants having residents who have a serious criminal background.
Can I change my apartment to another one?
Yes, if you have good reasons. Such reasons are, for example: changed family circumstances due to death, separation or addition to the family. significantly changed economic conditions that lead to requests for lower rent. changed circumstances due to studies or work in another location.
We follow the guidelines and recommendations of the industry organization Fastighetsägarna. We only accept applications for a change of apartment in writing.
Print and fill in this application form and mail it to: Malin Strande, F O Peterson, Götgatan 10, 41105, Gothenburg. Be out in time. An application should be submitted at least 3 months before the desired move. In exceptional cases, we can approve exchanges earlier. Expect a processing time of about 4-6 weeks. Please note that we cannot influence the processing time with the exchange party’s landlord, which can extend up to 8 weeks.
Can I give my apartment or lease to someone?
No, we don not accept any transfer of leases.
Can I sublet my apartment through Airbnb?
No, we do not accept any rental through Airbnb or similar services. This also applies to subletting specific rooms during shorter periods of time.
Are apartments always inspected when moving out?
We always inspect all apartments when moving. We do a pre-inspection about two weeks before you move out, and a final inspection when your apartment is completely cleaned, emptied and ready. We prefer that both moving out and moving in tenants are present during the inspection. Our staff calls for the inspection and always writes a protocol from the inspection that you and the tenant after you receive in digital form.
Am I allowed to smoke in the apartment or on the balcony?
No, smoking is forbidden in all our apartments as well as on balconies/patios, loft corridors, entrances and in direct connection to the apartments. This is to be able to ensure a good living environment for all our residents and future tenants.
