Our rental policy
This policy refers to our rental properties within F O Peterson & Söner Byggnads AB.
The purpose of our rental policy is to provide a clear picture of the company’s overall principles for renting out apartments to applicants, as well as for apartment exchanges and second-hand rentals. It is based on the industry association Fastighetsägarna’s guidelines, laws, owner directives, business concept and the company’s own needs.
Our vision
We strive for long-term tenancies and want tenants who show a specific interest and desire to live in our apartments. A mix of young and old, single households and families in our properties contribute to creating a pleasant and safe living space.
This is how our housing queue works
Anyone can join our housing queue. Our housing queue is internal to the company and not connected to other housing queues. However, an external housing queue can be applied when letting through an intermediary, for example Boplats, HomeQ or an equivalent organisation. We prioritize existing tenants, both in our internal queue and via external mediation. The condition is that the tenant and any co-residents in the household have lived in their apartment for at least one continuous year, and during this time fulfilled other contractual conditions.
Once a year, you need to confirm your place in the queue in order to continue being in queue. After refusing five viewings and three offers for an apartment, you lose your place in the queue.
Conditions for becoming a tenant with us
In order to be able to assess whether a housing applicant will be able to live up to the financial and social requirements that a rental agreement entails and be a resident with us, we start from, among other things, the points below.
- The housing applicant must be of legal age.
- Good references from previous landlord and/or employer.
- Applicants and co-applicants must intend to use the home as permanent residence and thus be registered at the address. Exceptions can be made for minors. For people with dual residence, we look at family relationships, work relationships, connection to the respective location, length of stay and number of nights in each residence. This must be substantiated with a decision from the Swedish Tax Agency.
- Only people who are permanent residents of the apartment may be registered at the address.
- The tenant is intended to fulfill its social obligations according to the contract ie. that you are a responsible tenant without previous disturbances or caused damage.
- Good finances – the household’s joint income must correspond to at least three times the annual rent. If the household’s joint income is too low, this can be supplemented with a guarantor or alternatively verification of equity.
- You must have had regular income for at least six months before the move-in date in the form of work, pension, unemployment insurance, government student funds or parental allowance. Self-employed persons must have approved F-tax, registration certificate and be able to prove sufficient ability to pay.
- We take credit information on all applicants and do not approve tenants with payment complaints or unpaid debts.
- We carry out checks on the applicant’s background in the criminal record. In the case of criminal charges in the criminal record, applicants can only be given the opportunity to be offered an apartment in exceptional cases.

The number of residents in the household must be reasonable in relation to the size of the apartment and is shown in the table below:

The selection process
An offer of an apartment viewing can go to several applicants at the same time and a personal interview may be conducted. In the next step in the rental process, financial and criminal records are checked, when an applicant with approved results can be offered a rental contract.
We reserve the right to select a tenant from among applicants taking into account applicable laws and regulations, suitability and internal queue.
Rules regarding subletting and apartment exchange
Regarding exchange and subletting of our apartments, we follow the guidelines of the industry organization Fastighetsägarna. An application for subletting or apartment exchange must be submitted at least 3 months before the planned rental and approved by the landlord. The tenant must have good reasons for the rental and must have lived in their apartment for at least one year before the application is processed. The financial responsibility towards us as landlord remains with the primary tenant throughout the subletting.
